Te Kowhai Airpark

It’s not every day that a development comes along where every property has a hangar!   But that’s exactly what’s happening at Te Kowhai Airpark, where a visionary 40-year dream is finally taking flight. Simone and Stephen Parkes at Lodge Real Estate are proud to be the exclusive listing agents for the country’s first aviation-based community, located just fifteen minutes from the Hamilton CBD.

A long-held vision becomes reality
Te Kowhai Airpark has been a concept in the pipeline for many years, with earthworks kicking off earlier this year.  Inspired by developments in the United States, it’s the first of its kind on New Zealand soil and is set to transform the much-loved Te Kowhai aerodrome into a vibrant residential hub. Property owners will be able to keep their aircraft in their own backyards and taxi straight onto the runway. This is a dream come true for pilots, most of whom must commute long distances to hangars where they keep their planes.

A unique community and ownership model
While proximity to the runway is a big part of the appeal, community is at the heart of the Te Kowhai Airpark vision.  This a development where people will be living their lives, not just parking their planes. In addition to shared aviation services - like a fuelling station and Pilot’s lounge - there will also be shared social and recreational facilities. Property owners will also become part-owners of the aerodrome itself, joining the Te Kowhai Airpark Owners Association.

Honoring a rich history
Te Kowhai has always been a hub for aviation and is currently home to over 60 privately owned aeroplanes.  It has a rich tradition dating back to its days as a centre for microlight manufacturing.   The vision of an airpark in Te Kowhai was first borne in 1999, but it wasn’t until a new ownership group took the reins in 2016 that headway was made.   The land was finally rezoned in 2022, followed by resource consent in late 2024 and groundworks kicking off in early 2025.

A once-in-a-lifetime opportunity
Seven of twelve premium sites along the main runway have already been sold with interest coming from not just from pilots.  Non-flyers who love aviation are also seizing this rare opportunity. There simply isn’t another aviation community in New Zealand designed from the ground up, and it’s unlikely there will be again in our lifetimes.

Hamilton: The ideal location for aviation living
Hamilton’s strategic location at the heart of the Waikato makes it the perfect setting for an aviation community. As the fastest growing city in New Zealand with a thriving economy, it’s already a magnet for forward-thinking development.  The North-West Hamilton is a priority growth zone, and residents will benefit from significant investment over the next decade and beyond, bringing even more amenities and opportunities closer to home for residents of the Airpark.
