  • Work with professional photographers to capture the key selling points of your property, and write a compelling listing ad that tells your property’s unique story.

Completing Due Diligence we will:

  • Check records of title, property files, and council records on your property to identify any potential fish hooks, ensure all relevant disclosures are made, and complete your Anti Money Laundering verification. 
  • Recommend specialists and professionals who can assist you with financial, legal and regulatory requirements.

On the market

On launch day we will:

  • Get your listing on all major New Zealand and Global property websites as soon as it goes live, and any other booked marketing will be scheduled and actioned accordingly. 
  • Have every available member of the Lodge sales team visit your property so they can familiarise themselves and market it to their database of buyers. It is also promoted at our weekly sales meeting by your consultant.

Property Viewings and Open Homes we will:

  • Schedule open homes at times agreed with you and provide guidance on how to prepare for them. These will be promoted across all websites to encourage as many visitors as possible. 
  • Arrange private viewings for interested parties highlighting your home’s strongest features, while asking about their source of enquiry, and questions to gauge their interest and intent. 

Follow up and feedback we will:

  • Follow up open home visitors and private viewers to gain feedback on the property and pricing so we can adjust our campaign if necessary. 
  • Provide interested parties with any further information they might require, so they can make an informed decision with confidence that your property is the right one for them.

Collating and presenting offers we will:

  • Help interested parties draw up their offers, encouraging them to put forward the most favourable terms and conditions for your Sale and Purchase agreement.

Working through conditions:

  • Should you accept a conditional offer we will facilitate any required inspections and liaise with all parties to ensure all conditions are satisfied within the allowed timeframe. 

From sale to settlement:

  • Once the sale is unconditional we undertake or oversee all the required work to complete the sale. This includes supervising the final inspection, monitoring the transfer of the title and funds, and arranging handover on settlement day.
